New construction questions
Know more before
you walk through the model.
Why should I contact Garland before visiting a builder?
Builder policies about agent registration and first visits vary. Contact me before visiting a model home or registering online so we can confirm the process and discuss how you want to be represented.
Can I have my own agent when buying new construction?
You can discuss buyer representation for your purchase. The builder’s sales representative works for the builder. We’ll review the community’s policies, the services I would provide, and the terms of our representation agreement before proceeding.
Does using an agent cost me anything?
Compensation is negotiable and depends on your agreement and any builder contribution. It is not automatically paid by the builder or included at no cost to you. We’ll discuss the arrangement and put the terms in writing in advance.
Are builder incentives always the best deal?
An incentive should be evaluated with the total purchase price and financing costs. Some offers require a preferred lender, a particular home, or a closing deadline. Compare the written terms, loan estimates, and alternatives with your lender.
Should I get an inspection on a newly built home?
A new home can still have issues to address. Discuss independent inspection options, access, and timing with Garland and a qualified inspector, and confirm what the builder’s contract permits.
Can I find a home without waiting for it to be built?
Some communities offer completed or near-complete quick move-in homes. Availability and delivery dates vary. Tell me your timeline so we can compare those options with homes still under construction.
Which areas can I search here?

Why consider a new home?
Built for the way
you want to live.
Modern layouts.
Explore open living spaces, flexible rooms, and designs that reflect how you work, gather, and relax. Options vary by home and community.
Less to replace upfront.
New appliances and building systems may reduce near-term replacement needs. Review warranties, maintenance requirements, and inspection options carefully.
Make it feel like yours.
Depending on construction stage, you may be able to choose finishes, features, or a homesite. Quick move-in homes may offer a shorter timeline and fewer selections.
Look beyond the advertised offer
Builder incentives.
A clearer comparison.
A compelling incentive is a starting point for a conversation. I’ll help you compare the full purchase—not just the headline promotion.
Offers worth asking about
- Closing-cost contributions.
- Temporary or permanent mortgage rate buydowns.
- Design-center credits or included upgrades.
- Price adjustments on select quick move-in homes.
We’ll consider the base price, lot premium, upgrades, financing terms, deposits, HOA costs, and expected completion date together.
Examples only; no specific incentive is promised. Offers may apply only to certain homes, deadlines, lenders, or settlement providers. Eligibility and loan-program limits vary. Compare the complete written terms and available financing options with your lender.
Your home. Your representation.
The builder has a sales team.
Bring your own advocate.
The on-site sales team works for the builder. Having your own buyer’s agent gives you a dedicated professional focused on your priorities throughout the process.
