Bowie questions
A little clarity before you begin.
Which Bethesda neighborhoods are featured?
This guide introduces Edgemoor, Battery Park, Wood Acres and Westmoreland Hills. The selection offers different local starting points and is not a measured ranking.
How should I compare a Bethesda resale with new construction?
Review the complete cost, lot, condition, included features, warranties, timing and maintenance responsibilities. Contact Garland before a builder visit to discuss representation.
Are Bethesda market averages enough to price my home?
No. City-area statistics are context. A personalized review should consider nearby comparable sales, competing listings, property type, lot, condition and improvements.
Community descriptions are starting points for your own research. Verify property jurisdiction, school assignments, transportation options, ownership costs and any restrictions directly with the relevant provider or authority. Search results and listing availability can change.

Find your place
Living in the Bethesda area.
Bethesda combines a downtown arts and dining district with residential neighborhoods that differ in home age, architecture, lot use and ownership costs. A downtown condominium and a detached home farther from the center can involve very different maintenance, parking and travel decisions. Start with the setting you want and the full cost of keeping the home.
Bethesda is unincorporated, and a Bethesda mailing address or listing label does not establish a neighborhood boundary. Verify county planning, any historic or association restrictions, property taxes and school assignments for the actual address. Research nearby new construction and redevelopment through current official records.
Local housing market · September 2026 snapshot
Bethesda real estate at a glance.
This snapshot uses Redfin’s Bethesda reporting area. It may differ from postal searches, municipal boundaries and individual neighborhood or association boundaries.
Source: Redfin’s Bethesda housing market report. Checked October 24, 2026. The median price comparison is described by Redfin as the three months ending September 2026; the sales count is for September. Market time uses the report’s median-days-on-market metric. All home types; MLS and/or public-record calculations. This dated snapshot is not live inventory or a valuation of an individual property.
What the numbers mean for your move
The report showed a lower median sale price, fewer September sales and longer market time than a year earlier. This does not mean every Bethesda home lost the same value. Buyers and sellers should compare similar property types, condition, location and lot characteristics before drawing pricing conclusions.
Find the right ownership fit
Types of homes to compare.
Established detached homes
Review renovations, permits, system ages, lot drainage and maintenance. A well-presented home still needs property-specific due diligence.
Condos & townhomes
Compare building finances, association responsibilities, elevators where applicable, parking and recurring charges as part of your full budget.
New builds & major renovations
Compare specifications, warranties, delivery timing and the complete contract price. Discuss representation before approaching a builder.
Featured neighborhoods & communities
Four places to begin your search.
Explore these well-known local starting points, then compare the homes and ownership details that matter to you. This is a curated selection, not a measured popularity ranking. Mailing areas, association boundaries and listing-provider labels can differ.

The association reports that its income comes from county-collected property taxes rather than separate dues. Confirm the property’s charges, boundaries and facility rules directly.

Home searches open GarlandDabneyHomes.com in a new tab using the provider’s neighborhood or subdivision filters. A narrow area can have few or no active listings; broaden to the city-area search or request a tailored search. Prices and availability change. Confirm property details and jurisdiction directly.
For buyers
Buy with a clear local plan.
Compare the cost and practicality of an updated resale, a renovation project and a new build. Research permits, lot constraints and ongoing upkeep before assuming a future addition is possible. For condominiums, evaluate building finances and recurring costs as carefully as the interior finishes.
- Define your budget, must-haves and timing.
- Compare homes within the right neighborhood and ownership type.
- Discuss offer terms, inspections and settlement with your professional team.
For sellers
Sell with neighborhood context.
Use comparisons that reflect the home’s actual neighborhood, lot, condition and improvements. Explain the value of completed work with records and a clear presentation. If a buyer is also considering new construction, make your home’s condition, timing and included features easy to understand.
- Review nearby sales and competing listings.
- Prioritize preparation and a compelling property presentation.
- Connect your sale timeline with the home you want next.
